HOUSE & LAND

Why invest in house and land?

Stamp duty on the land only: With separate contracts, transfer duty is generally paid on the land price, not the cost of the build.

Pay as it’s built: The construction loan is drawn in stages as the build progresses, so interest is only charged on what has been drawn.

Depreciation: A new home generally attracts higher depreciation claims than an established property. Speak to your accountant about what applies to you.

Low maintenance: New fixtures, appliances and structure mean fewer repair costs in the early years, backed by the builder’s warranties and home warranty insurance.

Tenant demand: Tenants often prefer new homes, which can mean shorter vacancies and quality tenants.

Your choice of design: Choose a floor plan and inclusions to suit the rental market in that area.

What to watch

Not every estate is a good investment. Large estates with many identical homes can face oversupply and slower growth. Build times vary, and the land must be registered before construction can start. Location, land size and the builder you choose matter more than the package price.

Why use The Property Room?

Area research: We look for estates in areas with population growth, infrastructure and limited competing supply, not just the cheapest land. Builder selection: We work with established builders and review inclusions, so there are no surprises at handover. Managed process: From land contract to build, handover and tenanting, we manage the details so you don’t have to.

A new home on a new block, under separate land and build contracts. Lower maintenance, strong depreciation and tenants who prefer new.

What is house and land?

A house and land package is a new home built on a newly registered block, usually in a growing estate. You buy the land under one contract and engage the builder under a second contract to build the home. On completion you own a brand-new property on its own title, with no body corporate.
